Roof Maintenance Guide
Keep drainage, flashings and the roof surface working together between larger projects.

Keep small roof details connected to the whole system
Maintenance is a look at current condition, not a promise to extend every roof by a set number of years. Debris, blocked drainage, loose details and changes around rooftop equipment can create new water paths on an otherwise serviceable roof.
The useful work depends on the system. A shingle repair, a membrane seam repair and gutter cleaning address different parts of water control.

Roof maintenance by system
- Shingle roofs
Inspect damaged or displaced shingles, vent boots, ridges, wall flashing and the edges. Repair material needs to connect to sound surrounding courses.
- Low-slope roofs
Keep drains and scuppers clear and inspect seams, curbs, punctures and perimeter flashing. New rooftop equipment can disturb an existing detail.
- Roof edges
Check the gutter run, outlets, attachment and wood beside them. Repeated wetting needs its source resolved as well as the damaged part repaired.
After a change to the building
- 01
Identify the change
A new rooftop unit, dish, vent, addition or roof-edge repair changes the assembly.
- 02
Check the connection
The new work needs system-compatible flashing and a clear water path.
- 03
Address the resulting condition
Repair the affected roof and drainage rather than hiding a failed connection with a surface patch.
